Single-story beige stucco home with white-framed and arched windows behind a front lawn

In short: window replacement in Cape Coral almost always means impact windows, because new windows here need hurricane opening protection. A standard window typically costs $800–$2,000 installed, including removal, permit and haul-away; a typical single-story house runs $15,000–$35,000 for every window.

Signs your windows are ready to go

  • Fog or condensation between panes on double-glazed units: the seal has failed and it will not clear.
  • White, chalky or pitted aluminum frames, worst on the side facing a Gulf-access canal.
  • Sliders and single-hungs that stick, drop, or will not lock, often from worn rollers and balances that are no longer made.
  • Water on the sill after a sideways summer storm, or stains on the drywall below the window.
  • Original single-pane glass on a 1970s or 1980s house, with the AC running hard to keep up with the sun on the west side.

Why replacement here usually means impact glass

Lee County sits inside the wind-borne debris region of the Florida Building Code. When you replace a window, the new one has to be protected against flying debris, either by being impact-rated itself or by having approved shutters over it. You can install a non-impact window and pay for shutters on top, but the two together usually cost close to an impact window alone, and you are back to closing shutters every time a storm approaches. That is why nearly every replacement we quote in the Cape is impact glass.

How a replacement goes on a block home

  1. Measuring. Each rough opening is measured at the top, middle and bottom, both ways. Block openings are rarely perfectly square, and impact units are built to order and cannot be trimmed.
  2. Choosing the product. Frame material, style and glass, with a Florida Product Approval whose rated pressure suits that opening. Corner and upper-floor openings take the highest loads.
  3. Permit. We file a Window/Door permit with the City of Cape Coral, with the floor plan, the opening worksheet and the product approval for each unit. Since May 2025 the manufacturer's installation instructions go in with the application and stay on site for the inspector. We order once the permit is issued.
  4. Removal. The old window comes out with as little damage to the stucco return as possible. Any rotted wood buck around the opening is replaced.
  5. Setting the new unit. It is anchored through the frame into the block at the spacing its approval requires, then shimmed, sealed and checked for smooth operation.
  6. Finishing and inspection. Stucco patched, interior trim reset, debris hauled away, and the inspector signs off.

Frame and glass choices

Aluminum frames are slim and strong, suit big openings and are what most Cape Coral homes were built with. Vinyl frames insulate better and do not corrode, which matters near salt water, though they are bulkier and come in fewer colors. Either way, ask for low-E glass: it cuts the heat coming through west- and south-facing windows, and it helps with Florida's energy code requirements for replacement glazing. Tinted and obscure glass are options for bathrooms and street-facing rooms.

Picking an order of work

If the budget will not stretch to the whole house this year, prioritize the openings that would let wind into the house most easily: the large sliders and picture windows on the back, then any windows that face open water, then the rest. Keep in mind that insurance credits for opening protection usually require every glazed opening to be covered, so a staged project may not earn the full discount until it is finished.

Prices for replacement windows

Impact replacement windows in Cape Coral
ItemEstimateWhat it covers
Standard impact window (single-hung or horizontal roller)$800–$2,000Up to about 36 × 62 in.; removal, install, permit share and haul-away
Large picture, fixed or specialty impact window$1,500–$3,500Big fixed glass on the lanai or living room side, shapes and mulled units
By opening size$55–$100 per sq ftA comparison figure; most quotes are priced per opening
Whole house, 15–20 windows$15,000–$35,000Typical single-story Cape Coral block home, windows only
Non-impact replacement window, for comparison$355–$1,500Only allowed here with approved shutters added over it

Treat these figures as planning estimates, not a quote. They assume ordinary access and a standard block opening; the measure fixes your actual price in writing, opening by opening.

More on pricing, doors and shutters is in the Cape Coral impact window price guide. If the opening is a door, see impact doors; if new glass is out of reach for now, hurricane shutters cover the gap.

Window replacement questions

Can I replace my windows with non-impact windows in Cape Coral?

Only if every replaced opening gets approved shutters or panels instead. Cape Coral is in Florida's wind-borne debris region, so new windows need opening protection one way or the other. Once shutters are added, the saving over impact glass is usually small.

Do I have to replace every window at once?

No. Plenty of owners start with the openings that face the water or the street, or the ones that already leak, and finish the rest a season later. Doing it all at once usually lowers the price per opening and means only one permit.

Will the stucco around my windows be damaged?

Taking out an old window usually disturbs the stucco return around it. We patch and texture it as part of the job so it is ready for paint; matching the paint color exactly is something we will discuss at the measure.
