In short: we install impact windows, impact doors and hurricane shutters on Pine Island and in Matlacha, with Lee County permits handled. Pricing matches Cape Coral: a standard impact window typically runs $800–$2,000 installed, with no island surcharge.
One road on, one road off
Pine Island has a single road connection to the mainland: Pine Island Road, which runs west out of Cape Coral, across the bridges through the old fishing village of Matlacha and on to Pine Island Center, where Stringfellow Road runs north to Bokeelia and south to St. James City. Everything we bring, from windows to the crew's equipment, comes over that road, so island jobs are scheduled with the bridges in mind. The communities are unincorporated, and permits go through Lee County.
What Ian and Charley taught the island
Two of the strongest hurricanes to hit this coast in living memory came ashore right next door. Charley made landfall near Cayo Costa as a Category 4 in August 2004, and Ian did the same, at the same barrier island, in September 2022. Ian's surge ran six to nine feet above ground on Pine Island, and it cut Pine Island Road at Matlacha; the state built a temporary crossing within about three days so residents could get back. Many homes were badly damaged, and a number were raised when they were rebuilt. Living this close to open water, with one way out, is the strongest argument there is for protection that does not depend on anyone getting to the house before a storm.
Why impact glass suits island homes
When a storm is coming and the bridge is the only route off, nobody wants to spend the last hours before an evacuation putting up panels. Impact windows and doors protect every opening with nothing to close. For seasonal owners and the many island homes used as rentals or fishing getaways, that matters even more. Where budgets are tight, motorized roll-down shutters are the next best thing: a switch closes the house in seconds, with a manual crank for outages.
Salt, sun and frames
Almost every island home is within sight or smell of salt water: the Matlacha Pass on the east, Pine Island Sound on the west, and canals threading through St. James City. Salt is hard on hardware, fasteners and the finish of aluminum frames. On island jobs we favor vinyl or high-performance coated aluminum frames, stainless hardware and fasteners, and we explain how to rinse tracks and hinges a few times a year to keep them working.
Raised and rebuilt homes
Under FEMA's substantial damage rules, a home in a flood zone that is repaired or rebuilt beyond half its value has to be brought up to current flood elevation, and several island homes were lifted after Ian. Raised houses put more of their glass higher off the ground and fully exposed to the wind, often with new openings on the lower enclosure. We size each opening's product to its real height and position, not to a standard chart.
Prices on Pine Island
Island work is priced the same as the mainland: standard impact windows typically $800 to $2,000 installed, wide impact sliders $6,000 to $11,000 and motorized roll-downs $1,500 to $4,000 per opening. These are planning estimates, not quotes, and your written quote after the measure is the price you can hold us to. Full tables are in the price guide.
Pine Island questions
Do you charge extra to work on Pine Island?
No island surcharge. Pine Island is our western neighbor, one road from Cape Coral. Very remote or hard-to-reach properties are priced on their own merits, and you will see that on the quote.
My house was raised after Ian. Does that change the windows?
It can. Openings on an elevated house sit higher above the ground and are more exposed, so they may need a higher design pressure. Glass more than 30 feet above grade is tested to a different debris standard, though few island homes reach that height.
Who issues permits on Pine Island?
Lee County. Matlacha, Pine Island Center, Bokeelia and St. James City are all unincorporated, so window, door and shutter permits go to the county rather than a city.
On the way back east, we cover all of Cape Coral, plus North Fort Myers and Fort Myers. Comparing options? See hurricane shutters.
